How much does an EICR cost?
Benchmarked across the UK's main trade price guides, a domestic Electrical Installation Condition Report lands between £100 and £250, averaging around £180–£200. Commercial work is priced per circuit. Here are the current numbers and what moves them.

Commercial and industrial
Commercial EICRs are almost always quoted per circuit — £30–£50 each is the current going rate — because test time, not floor area, drives the hours. A small shop with 12 circuits is a morning; a distribution-heavy industrial unit can run to hundreds of circuits and several days. Get the circuit count agreed before the quote, or the price will move.
What actually drives the price
- Circuit count — every circuit needs continuity, insulation resistance, polarity, Zs and RCD tests.
- Access — furniture to move, lofts to climb, tenant not answering the door; time is money at £40–£70/hour.
- Age and condition — old rubber/vulcanised-insulation or aluminium wiring takes longer to assess and code.
- Region and demand — London and the South East run 20–40% above national averages.
- Who you book through — letting-agent and franchise markup is the biggest single multiplier: the same flat is £150 direct, £240–£540 via agency channels.
Budget beyond the inspection fee
- Remedials are separate. The fee buys the inspection; C1/C2 repairs, FI investigations and consumer-unit upgrades are extra. Ask for the remedial rate card up front.
- Re-test after remedials. If the landlord must prove completion within 28 days, a follow-up visit or at minimum a re-verified certificate is needed.
- Multiple properties — book circuits together; most electricians discount per-property when a portfolio visits in one run.
